The 5 per cent booking fee is paid in cash when the Option to Purchase is issued. The remainder of the downpayment, paid on signing the Sale and Purchase Agreement, can come from cash and CPF Ordinary Account savings, subject to the minimum cash requirement set by the Loan-to-Value tier. From the foundation stage onward, the bank disburses the loan to the developer at each certified milestone, and monthly instalments grow as each stage is drawn.
