Linktown Residences is the official name of the homes planned on the Hougang Central Government Land Sales site, a 99-year leasehold parcel at Hougang Avenue 10 in District 19. Developed by UOL Group and CapitaLand Development in an equal joint venture, it brings about 830 private homes to the one address in Hougang where the MRT station, the bus interchange, the town mall and the community club all meet.
The residential towers form one part of an integrated development. CapitaLand Integrated Commercial Trust (CICT) owns the commercial component: a new mall of about 300,000 square feet of net lettable area, a new Hougang bus interchange and a town plaza with sheltered public event space, all linked to Hougang MRT station on the North-East Line. For a Hougang MRT condo, the connection is about as direct as a home can have.
Linktown Residences stands at the centre of Hougang town, on the parcel bounded by Hougang Avenue 10 to the north-west and Hougang Central to the south.
Hougang MRT station (NE14) is about 140 metres away in a straight line, and the development is planned with a direct link to it, so the North-East Line runs from the doorstep towards Serangoon, Little India, Outram Park and HarbourFront.
The Land Transport Authority is building the Cross Island Line, whose Phase 1 is expected in 2030 with Hougang as the interchange with the North-East Line. The Hougang MRT and Cross Island Line guide covers the plan.
Buses gather at the new Hougang bus interchange within the development, and the nearest bus stop, opposite Block 521, is about 50 metres from the site.
Hougang Mall is about 200 metres away and Punggol Community Club about 210 metres, so errands, classes and dinner stay within a short walk. The amenities page lists what is close by.
Families have Montfort Junior School about 320 metres away and Montfort Secondary School about 370 metres away, with more on the schools guide.
Linktown Residences is developed by UOL Group and CapitaLand Development as a 50:50 joint venture, the residential arm of a three-party consortium formed for the Hougang Central site.
UOL Group is a Singapore-listed property and hospitality group with a record of more than 60 years and total assets of about $22 billion, recognised with the FIABCI Prix d'Excellence and the Urban Land Institute Awards for Excellence.
CapitaLand Development is the development arm of CapitaLand Group, bringing the group's experience of planning homes alongside malls, offices and transport nodes.
The third partner, CapitaLand Integrated Commercial Trust, is the first and largest real estate investment trust listed on the Singapore Exchange. It owns the commercial component outright, with malls including Tampines Mall, Junction 8 and Bedok Mall in its portfolio.
The consortium secured the site with a top bid of about $1.5 billion at the tender that closed on 16 December 2025, and the award followed on 14 January 2026.
The developer page sets out each partner's role, and the project details page records the land award.

Linktown Residences shares its site with Hougang MRT station's link, the new Hougang bus interchange and the town plaza. Few homes in the North-East sit on top of the place where the town's train, bus and shopping journeys all begin, and that is the everyday advantage of this address.
Hougang station becomes an interchange between the North-East Line and the Cross Island Line when CRL Phase 1 opens, which the Land Transport Authority expects in 2030. The new line runs east towards Pasir Ris and west towards Ang Mo Kio and Bright Hill, adding cross-island journeys that bypass the city centre.
CICT's new mall of about 300,000 square feet, which CICT describes as the largest in Hougang, sits within the same development, with a town plaza for events and food and beverage outlets. Residents of Linktown Residences step from home into the civic heart of Hougang.
UOL Group, CapitaLand Development and CICT together bring residential design, integrated-development planning and long-term mall ownership to one site of about 504,820 square feet and about 830 homes, planned as a single integrated development. The project details page sets out the scale in full.
Hougang MRT station (NE14) is the reason this site sits where it does. The station is about 140 metres from the land parcel, and the Hougang Central development is planned with a direct link to it, so residents of Linktown Residences reach the North-East Line without crossing a road. From Hougang, the line runs south-west through Kovan, Serangoon and Potong Pasir to Dhoby Ghaut, Outram Park and HarbourFront, and north-east to Sengkang and Punggol.
The Cross Island Line adds a second direction. The Land Transport Authority's Phase 1 runs from Aviation Park to Bright Hill, with interchanges at Pasir Ris on the East-West Line, Hougang on the North-East Line, Ang Mo Kio on the North-South Line and Bright Hill on the Thomson-East Coast Line, and is expected to open in 2030. For a Hougang Avenue 10 condo, that turns the local station into one of four Phase 1 interchanges.
Buses complete the picture. The consortium's plans place a new Hougang bus interchange within the development, and the nearest bus stop, opposite Block 521, is about 50 metres away today. The location page carries the map and the full transport table.
The Hougang Central site was bid for by a consortium of three partners, each with a defined role. CapitaLand Development and UOL Group hold the residential component, Linktown Residences, in a 50:50 joint venture. CapitaLand Integrated Commercial Trust owns the commercial component in full: the mall, with the bus interchange and town plaza delivered as part of the same development.
UOL Group brings more than six decades as a Singapore-listed property and hospitality group, with the Pan Pacific and PARKROYAL hotel brands in its family and a design record recognised by the FIABCI Prix d'Excellence, the Aga Khan Award for Architecture and the Urban Land Institute Awards for Excellence. CapitaLand Development is the development arm of CapitaLand Group, and CICT, listed since 2002, is the first and largest real estate investment trust on the Singapore Exchange, owning malls such as Tampines Mall, Junction 8 and Bedok Mall.
That combination suits a site of this kind: an integrated town-centre development in which the homes, the mall and the transport hub are planned together and held by owners with a long-term interest in the place. The Linktown Residences developer page covers each partner in more detail.
Every figure here is taken from the public record of the Hougang Central tender and the consortium's award announcement. The land sits in the Hougang Central subzone of the Hougang planning area, in the North-East Region and the Outside Central Region market segment.
The land is zoned for mixed residential and commercial use at a plot ratio of 2.5, which is what allows the homes, the mall, the bus interchange and the plaza to be planned as one development. The project details page holds the full factsheet, and the Hougang Central GLS explainer sets out the tender.
You may know this site as Hougang Central GLS, Hougang Central Condo or Hougang Central Residences. Linktown Residences is the official project name, and every one of those names refers to the same homes at Hougang Avenue 10.
Government Land Sales sites carry the name of their location from the day the tender is announced, and buyers follow a site under that name for months before the developer names the project. That is why searches for a Hougang new launch condo in 2026 still bring up the tender name. The Hougang Central GLS site explained page sets out how the names line up, and the latest updates page records each release as it happens.
Hougang Mall is about 200 metres from the site, with Guardian Pharmacy inside it at about 190 metres, so the weekly shop and the pharmacy run take minutes. Punggol Community Club, about 210 metres away, runs community programmes and classes, and an NParks green space at Jalan Naung is about 320 metres away. Ci Yuan Hawker Centre is about 1.05 kilometres from the site for a wider choice of stalls.
Within the development itself, CICT's new mall adds about 300,000 square feet of retail, dining and lifestyle space, and the town plaza provides a sheltered stage for markets, performances and festive events. The Linktown Residences amenities page and the Hougang Central town centre guide set out what is within reach.
Montfort Junior School is about 320 metres from the site and Montfort Secondary School about 370 metres, which places both within a short walk of home. Sunflower Preschool is about 190 metres away for the youngest children, Dimensions International College is about 1.49 kilometres away, and Nanyang Junior College about 3.75 kilometres. Distances are approximate straight-line figures from the land parcel; the schools near Linktown Residences guide carries the full list, and MOE SchoolFinder confirms home-to-school distances for Primary One registration.
The e-brochure, the unit mix, the floor plans and the pricing reach registered parties on the day the developer releases them, and preview appointments are offered in registration order.

Yes. Linktown Residences is the official project name for the homes on the Hougang Central Government Land Sales site at Hougang Avenue 10. Before the name was released, the development was widely referred to by its tender name, Hougang Central GLS, and by descriptive names such as Hougang Central Condo and Hougang Central Residences. All of these refer to the same development.
The Hougang Central site was awarded on 14 January 2026 to a consortium of CapitaLand Integrated Commercial Trust (CICT), CapitaLand Development and UOL Group. The residential component, Linktown Residences, is a 50:50 joint venture between CapitaLand Development and UOL Group, while CICT owns the commercial component in full.
Hougang MRT station (NE14) on the North-East Line is about 140 metres from the site in a straight line, and the consortium's plans link the development directly to the station. The Land Transport Authority expects Phase 1 of the Cross Island Line, with Hougang as its North-East Line interchange, to open in 2030.
Linktown Residences sits on a 99-year leasehold site sold under the Government Land Sales programme. The land is zoned for mixed residential and commercial use, and the homes are private residential property, so the private-property rules on stamp duty and financing apply.
The launch date and the price list are released by the developer in due course. Registering your interest places you on the list the Sales Concierge works through first, and the e-brochure, floor plans and pricing reach registered parties on the day they are issued.
The consortium has announced about 830 residential units for the Hougang Central site. The confirmed unit count and the unit mix by bedroom type are issued by the developer and published on the project details page on release.
The site fronts Hougang Avenue 10 to the north-west and Hougang Central to the south, in the Hougang Central subzone of District 19 in the North-East Region. Hougang MRT station, Hougang Mall and Punggol Community Club all sit within about 210 metres.
Alongside Linktown Residences, the consortium's plans include a retail mall of about 300,000 square feet of net lettable area owned by CICT, a new Hougang bus interchange, and a town plaza with sheltered public event space and food and beverage outlets, all linked to Hougang MRT station.
Montfort Junior School is about 320 metres from the site and Montfort Secondary School about 370 metres. Sunflower Preschool is about 190 metres away, Dimensions International College about 1.49 kilometres and Nanyang Junior College about 3.75 kilometres, all as approximate straight-line distances.
